HANDICAPPED PARKING IS STRICTLY REGULATED
The Americans with Disabilities Act outlines proper access and parking regulations for property owners. Properly pitched wheelchair ramps and railings and clearly marked access points all must meet federal requirements in order for property owners to be considered ADA compliant. Below we discuss some of the requirements to be ADA compliant. For more details contact our team of experts at (877) 265-6600.
NUMBER OF SPACES & LOCATION
There are a number of things to consider to ensure that your business is in full ADA compliance. For starters, you must has an adequate number of accessible parking spaces (determined by the size of your lot). The percentage of accessible parking spaces required is also higher for medical facilities, and even higher for rehabilitation facilities. In addition to these number requirements, a fraction of ‘these spaces’ must also be van accessible, meaning wider spaces for aisle access. These spaces must also be closest to the main entrance of the business. For a complete list ADA requirements, please visit ADA National Network.

SIGNAGE & ACCESSIBILITY
Signs with the international symbol of accessibility must be posted on all accessible parking spaces. They should be at least 60 inches above the surface, be visible from the drivers’ seat of the vehicle and located right in view of parking spaces. Van-accessible parking spaces are also required to have additional text below the international accessibility symbol that reads “Van Accessible”. The letters must be between 5/8” and 2” wide, and have at least 1/8” of spacing between them. In addition, the font must be ADA compliant , not be overly bold, italic or condensed and have a minimum 3/8″ margin around all raised elements.

THE BENEFITS OF ADA COMPLIANCE
If making sure your parking lot is ‘legal’ weren’t enough (and it is), there are a number of benefits to being fully ADA compliant. IRS Code Section 190 allows a deduction of up to $15,000 per year for “expenses associated with the removal of qualified architectural and transportation barriers”. Furthermore, ADA compliance provides a competitive advantage, by welcoming a broader range of customers and employers to your property. It can also raise your property value, increase patronage and improve your reputation in the community.
